I’m a newbie investor with tons of drive and ambition.

Probably your best avenue of success if leads you generate yourself from post cards, calls, letters, and driving for dollars.   

So I just lost a bid on a property. I - a risk averse newbie decided to make an offer sight unseen in a part of town I am not too familiar... With an asking price below 150K, I put in an escalating offer up to 5K over...

I've included photos of the property sheet and its pics, but here is a google drive link if they didn't come thought on the post.The home is located in a very nice area with a large ~1 acre lot, where the avg. home value = $600K and the avg. lot value = ~ 150K - 250k/acres zoned for 2+ homes.

I have no passion or drive to continue working for a corporate entity.

What did you notice about engagement after you started doing this – did it drive more traffic? 

From my very general understanding of the area it is an OK drive into the outer ring of WDC.

Other methods are driving for dollars, door knocking, wholesalers, wholesaler deals that fell through, craigslist, Realtors, FSBO sites, expired listings, put out bandit signs, billboards, newspapers, other offline publications, home health care, hospice, assisted living facilitiesYou can use pay per click/adwords, motivated seller website with SEO, facebook, Linkedin, Youtube, and other forms of online and social media marketing.
