Just a few comments regarding some things said in this thread:The more and longer you hold RE, the better off you will be long term (assuming you manage them right).House hacking is a great way to get started and build equity.Forcing appreciation through renovations is also a great strategy to build wealth.Using the owner occupant primary residence to flip without getting taxed is great, but like others stated, renting it for the next 3 years (while living in it for 2 years) would get you 3 more years of amortization paydown from tenants, potential of 3 more years of market appreciation, and cash flow during those additional 3 years before selling.

You know--helping out someone who might like a little help.Maybe offer to drive him to Welfare to get set up for Food stamps and a Section-8 voucher, which he can pay the elder relative with--and they can both sit around all day drinking beer and shooting 22's off the back porch at targets...Life is LOOONG....You can lead a horse to water but you can't make him drink, but you could make sure your Brother has some extra water if he needs it...Maybe he needs some "Counseling", maybe welfare would pay for that, and he could become a productive man again.Just My 2 Cents...
