On the surface he keeps a very clean house for having a dog and having been in the suite for a year, so it would be nice the have the house hack set up from day 1.

I own a few rentals and had a tenant that got a dog (unauthorized, no pets allowed), had other people living there, trashed the like new carpets and the freshly painted walls and new doors, not to mention left behind truck loads of trash (only in the shed and the yard though).

Bird dogs aren't employees, so neither would someone who goes to a house and looks at it's condition.

I know two other small dogs stay there infrequently also.

I would definitely be doing what you suggested but I actually have a house with my fiancee and our two dogs so we will be staying put for some time.  

-The previous owner allowed one dog, which is listed on the rental agreement as a staffordshire terrier ( but could be a pit bull?).
