I have yet to close on a deal but when I got overwhelmed with info, gathering and drafting scripts, drafting other documents, collecting leads, running comps, doing property analysis, researching properties from multiple lists and bandits signs, I said to myself 'if I don't call someone now I will never get to closing', I had to take my first step towards a deal.

The good news is, you can specify in your contract that if you buy something, and the agent does get a commission paid by the seller, that whatever you have paid to them, up to the amount of the commission, gets returned to you and the agent simply gets the normal commission.

Or if they have already signed, just draw up a separate document stating that the property is in a flood zone and this document acknowledges you letting the tenants know.
