No worries on the mail setup...you would register your current address with anyone involved--mortgage lender, taxes, house documents, etc.

I downloaded the estimating ARV document from here off BP and read thru it several times most of it makes sense I guess I'm hoping their is a much more easier way of figuring this out.

Good news is you're already doing it.  

I have yet to close on a deal but when I got overwhelmed with info, gathering and drafting scripts, drafting other documents, collecting leads, running comps, doing property analysis, researching properties from multiple lists and bandits signs, I said to myself 'if I don't call someone now I will never get to closing', I had to take my first step towards a deal. 

It's going to be terrible news for folks that are leveraging to the hilt on commercial real estate with other people's money.

The good news is, you can specify in your contract that if you buy something, and the agent does get a commission paid by the seller, that whatever you have paid to them, up to the amount of the commission, gets returned to you and the agent simply gets the normal commission.  

Walk through together to make sure.Always get backup contractors because they get sick, die, leave you etc.Make sure contractor has his name or company on the permitCheck real estate commission for licenses of realtorsCheck secretary of state to make sure contractor is licensedIf you have mold, asbestos, radon make sure the contractor is certified to remove it.General contractors do not like to work with subs that they do not chooseProject manager can not have too much going on or else they will neglect youMake sure you get the general contractor sign over a document regarding he will be responsible for paying subs because you do not want his subs to turn around and sue you because they say he did not pay themGet the names and phone numbers of all subsRecord all phone calls. 

That is wonderful news. 

Or if they have already signed, just draw up a separate document stating that the property is in a flood zone and this document acknowledges you letting the tenants know.
