Best,GZHello @Gabriel Zepeda,As @Andrew Abeyta correctly mentioned, there is not a direct and clean way to use 1031 exchanges to pay off debt on your existing portfolio.  1031s are great for lots of things, and they're really important to serious investors; however, they are not very useful as a tool for deleveraging.

It is a bit of a gamble, but personally, I always get my own bids from people I will hire and either take a credit on price or have title issue the checks directly to those contractors to get work done as soon as I close.

She also spends a lot of time just correcting their errors because pointing their errors out to them causes them to point fingers in every other direction and they take no responsibility for them.However, our corporate parent is realizing some savings, so we're stuck with this nightmare.Definitely NOT recommended.

Likely more than a large rehab, but with a BRRRR I can (and always have) achieve infinite return.A big issue adding a small amount of small units is expensive development   In general, adding an ADU (even via garage conversion) in SFH zoned areas is one of the worst RE investments.
