There were opportunities prior of just renting rooms out to misc tenants and at the time, I did not like the idea to mix.

Perhaps with larger contribution limits and no limit on income so I can incorporate real estate investments into the mix ( Understanding I will no doubt have to move my money from Fidelity to a brokerage specializing in real estate and self direction).

I suppose it would be a mix of, rent increasing through inflation pressure + massive decrease in investor demand.Do you see investor demand decreasing to the point where cap rates rise to 7%+?
