Not understanding and following the rules can cost you greatly.

From what I've seen, everyone is buying for appreciation only: properties rarely meet the 1% rule -- more reach 0.6% or so.

Based on my personal journey and accomplishments, I want to highlight that everyone has the potential to succeed in real estate investment and create a meaningful difference in their own lives and the lives of others.

I have a hard time believing this since the IRS describes it as a "special allowance" and "exception to the general rule". 

If that option is ruled out, what alternatives do I have?
