Some advice I've seen online is to just network, get a part time job in the industry such as property management and continuing to read and learn then make the jump once i graduate.

This all may be TMI but this is a networking place so I guess I'll just throw it all out there.I'm just starting my journey in real estate investing.

Those specific costs would be included in your depreciation basis for the rental portion of your house.Consult your CPA for more specific guidance as it applies to your unique circumstances.

Network and get to know those people and find a mentor or two that way.

Start learning your local laws and networking. 

Say goodbye to your current tenant, get in there and spruce the place up, get your pics taken and Photoshopped for the advertisement.The only think I would add is that you should also talk to your CPA about the tax advantages of doing things this way.
