Some lenders may require a 6-12 month period from the date of the transfer before you can refinance, so make sure you know what that timeline looks like first so you can then make arrangement with you hard money lender for an extension if that timeframe fall outside your original term with you hard money lender.

I think it’s always a good idea to get estoppel certificates when possible as it reduces the chance a tenant can claim they had an arrangement with the prior lender they expect you to honor.

The buyer was easily able to figure out living arrangements for that time, it was the moving all their stuff twice and storing it in between that was an issue.

@Amber Boskers, not enough cash and too much debt would be my biggest concerns too.If I understand correctly, you are contemplating getting involved in a JV with people you have not partnered before and you are providing 60% of the cash (300K?).

I don't think you have to give the tenant first opportunity to buy, but if you can negotiate such an arrangement, it would be easier. https://www.courts.ca.gov/docu...
