What does everyone use to keep up with their list of contacts & tracking communications/ follow up?

Conversely, your agent might file an ethics complaint against the listing agent because he communicated with one of his clients.

I was just communicating with them earlier in week on transferring a loan I am acquiring that they service.

I used to manage things by email but one of my tenants started texting and adding me on Whatsapp etc. and it just became a mess to communicate with her and her husband especially when trying to coordinate a repair.

That depends on several factors and of course how you conduct business.If you are using the Airbnb Arbitrage business model and you are not communicating the fact that you are listing the owners property online then you are at the very least doing something unethical and it's only a matter of time before you get shut down. 

As soon as took off from Newark Airport  -communication became a challenge, Aside from the 15 hour travel time , 12 hours time zone difference -- Cell service and even WiFi access was limited at times.
