Since you are already under contract, you will be hard pressed to force the seller to do anything, i.e. remove them (which you don't want), get a lease from them, even if month to month, etc.The estoppel is a great option, and while common in commercial real estate, not as common in residential, but ultimately is a legal document between the seller and tenant outlining the terms and current condition of their arrangement.
