It would have been much easier to set out guidelines and set a few different types of loans and just say, use this in all SF deals and just take them to an attorney.

Hoping that this is a one-off (not a lot of hope - leopard, spots and all that), but know that it will be much easier to handle once we are in town.As of now, I am writing a late rent notice to deliver by certified mail with proof of delivery so we have a paper trail if we get down to a need to evict.

No splits, profit shares, etc.It keeps it clean and simple and keeps you in full control of the investment.I think payments being paid on performance / profit splits can lead to tension in the family and limit your control in a deal.For instance, if you were going to sell for a loss, and your parents disagreed, or vice versa.
