Thanks Mike,I did all the leg work on my own and went to the different new build sites and spoke to contractors from each trade and made my decisions on who I hired by not only the estimates that where given to me but also the quality of work they showed me.

I will do ALL the leg work, site visit, analysis, get inspections done and hire an attorney, BUT still need an experienced investors opinion that if I'm forgetting a step in my due diligence or something that I should ask or do now before buying.

My brother and his buddy run a real estate company (re-finances, etc) and his buddy offered to represent me & rebate 2% of the 3% back to me but really doesn't know that area & I want some due-dilagence he likely can't do.My sister recommended I talk with her original agent and tell her I found a property and would like that agent to do it but since I found it and did most of the leg work (up to now) ask for a percent or percent-and-a-half off (of the 3%).Anyway, I thought this agent was "ok" and as good as any I had met though I personally would have chosen someone with more of a rural/ag focus.

You should be able to get a leg up if you buy homes to renovate, but in terms of finding that type of rental in the NYC area is going to be hard.
