@Chris Seveneyto your point... a lot of new investors come on BP and don't want to invest in rentals directly (or are pausing) and get told "invest in a syndication" or "start your own HML business"this makes sense if you're established and looking to diversifybut if your life savings is $50,400, you should not put $50K in a syndication. 

Treat it like a business from the beginning so they will take you seriously.

But I would certainly never discourage anyone from investing in rentals if they are truly passionate about building a side hustle business.

I have a arm of my funding business where I fund these students/investors for profit splits.

Agents will have to step up their game and be held accountable for all sides of their business now.
