They do occasional partnerships with local onsite college bookstores that sell their products etc.Only franchises I have seen is overseas with master agreements.As to Starbucks they have a corporate contact but they have a local tenant rep commercial leasing broker that screens potential sites. 

Also maintenance, free cleaning or handyman service, an occasional gift for the holidays, those things help too.

You need to factor in vacancy, repairs, average out bigger repairs like roofs/porches and average out occasional evictions unless it A class area. 

There may be the occasional judgement but I would thinks this is rare.They are held inside at the Brazos county courthouse atrium. 

Working for 45-minute stretches (give or take) instead of for hours on end will ultimately allow you to clear your mind, grab an occasional snack or meal, and stay energized to meet your goals.Social Media DistractionsThough it may feel like staying plugged into our social media accounts is a necessary part of our jobs, the constant alerts and updates just drain our time and energy.

The goals would be to set some space aside for my occasional private use and make whatever money I could from the rest of the property. 

Occasionally carpet needs to be replaced while the tenants occupy the unit (sewer, slab leaks that went undetected for too long and mold is under carpet, etc).

I would be open to the occasional flip if the numbers work.  

Here is a quick update; I spoke to the neighbor and he said that the owner and his family is moving to Michigan, apparently his retail business failed and could't make the mortgage payments anymore, neighbor also said that the owner comes back occasionally to pick up stuff that he left.
