I am also point blank about how value for our dollar leads to more work for them.That said, I also go out of my way to try and plan my major projects during their traditional slow times (i.e. not between Victoria Day through Thanksgiving) which they appreciate and it reflects in my costs.

We've purchased 3 HUD properties, and on all three we had to call the pre-closer a couple days before the bonus period was up (we wanted our bonus), and on each occasion, it was only by calling the pre-closer several times per day that we were able to get the closings done on time.

My condo building policy only covers items studs in, so they will rebuild the structure around my condo, but I will be responsible for electrical wiring, kitchen, bathroom, drywall - everything from a blank slate.
