You can install it yourself as a first time project it’s relatively easy.  

Ideally, I'd like my first few projects to be local to me in Atlanta/West GA/NW GA market as I get my footing but am flexible for the right deal (out of state or more south/east of Atlanta which I know investors are loving right now).If you are an experienced investor currently cash flowing 500k+ annually I'd love to hear your thoughts on my goals, pitfalls to avoid, strategies to employ etc. 

It also gave me a basic understanding of what neighborhoods to invest in.

Local contractors charge by the hour and it's difficult to budget a project that way.

Otherwise, you would likely be capped waiting for some kind of prepayment penalty to expire.Even if the fixes you do is some basic clean up, patching paint, drywall, etc (~5-10k) then you could get it through and get it done pretty quickly.

By renovating the unit with the damaged subfloor and adding basic improvement to it and each of the other units as they come open, I plan to add 25-35% additional value in the next year or two.

I usually do some of the work myself such as demo and painting and installing appliances and basic wood work and trim. 9K Closing costs (includes a right of redemption bond and 1 point to lower interest rate to about 7%) with payments around $1000. 

Things I would ask:Full list of renovations that were done, with before and after pictures of basically everything.I would still get a property inspection, like any house you buy.
