re-write the contract, Up the purchase price 15% , and have seller give it back to you  in the form of a gift of equity closing  (find out how your lender feel about Gift of funds / equity.... if the guy who owns it now is family it would be great... uh.. cough  cough ..wink)the appraiser will have to recert the appraisal at bare min when you up the contract amount..
