during this time you can negotiate with the owner to buy it from him and close (cash, subject-to etc)you can buy it at the trustee sale (cash)you can buy it from a REO listing, or a REO auction (auction.com)so there are two different "auctions" bake the cost of eviction into your bid if you know the property to be occupied, and consider a cash for keys offer to them before the eviction.

I would take an initially negative but increasing cash flow market over a positive but flat cash flow market every time because I am in the buy n hold for the longer term.Good luck

I would just ignore it. ya my initial reaction was BS either someone flat out lying or they are teaching this at the tarek class's as a way to get your low balls seriously looked at. same thing as wholesalers who have a cash buyer partner when in fact they have no partner LOL.. its all just BS
