Is there a way to make the goal seem happen automatically so you don’t have to do it manual all the time

Three years or more from when the original lease is signed they are not as likely to enforce it.If you are going to sign a new lease (rather then have the current one automatically renew) then I would have the guarantor sign again.

Thankfully, I have 100% collections (granted my portfolio consists of 6 units).I do believe in general that this economic shift has a lot of people that thought real estate was a risk-free way to make lots of money reassessing their risk profile and outlook. 

They will accept API's but that takes time to shift and get that up. 

I can also get great data on needed adjustments in pricing, decor, and amenities for slower markets by automatically surveying every person that comes to a showing.

With COVID has your buying strategy shifted?

Remember the playing field just made a major shift, in my opinion, month-old real estate data is no longer relevant.

@Seth Tate Heads up, the FHA loan program is going through a major shift at the moment due to the crisis.

There will be less wholesalers in the market since market shifts weed out people. 

I think as our first investment we are looking for more higher returns as of now so we can get in the swing of things and later shift to the appreciation side so we know exactly what we are doing.
