I will say, it could be worth considering a shot at an actual software solution built for DIY landlords (1 - 15 units) that helps you to automate your own rental process (ie. compared to other tools, one that helps you to actually build a single listing and syndicates it to 10+ major listing sites, allows you to schedule showings, provides you with super thorough tenant screening options, online digital leases which can be customized and help you by breaking out those fees, automated maintenance tracking, and fast rent collection which also offers your tenants the ability to report their positive on-time payments to the major credit bureaus; just another positive reinforcement/added incentive to get them to make those payments on time).

Mainly, the systems implemented are fascinating (VA, automated offers, etc.)

I expect I will need better automation at about 1 rehab per month (12 a year).  

Worst case scenario you find a deal that allows you to pay half the rent you would usually pay in that area......to me that's still a slam dunk and going to catapult you to financial freedom faster than looking and waiting for the perfect deal.Plus, if you are worried about all the painstaking tasks of being a landlord like maintenance, rent collection, and finding tenants you can use cool automated services like ours to take care of it all.  

I would like to get ideas from fellow landlords on things that can be automated in the property management business so they can easily be taught to future employees.

I don't think it's a huge hassle since it's automated.

To my surprise I noticed 4 cats and an overflowing litter box.

Now there is property management software which makes the processes used to be effective automated.  

I self-manage 10 rentals and that one property, even with all the automation, was 100x more work.
