If you are worried about a mean old house tripping someone and getting you sued as the owner, i can only assume you have an llc for your car since they are far more likely to be involved in an accident where you might get sued.  

You can send and receive reminders to tenants about payments in advance, late payments, partial payments, you get email confirmation when a payment is made, you can set up auto-debit, send Thank You notes, etc.It's not free.

Everything else has an auto-pay feature.

It's electronic if that's how I want it; for example, when one tenant has the same amount of rent as another and I don't know who paid on time or who didn't, one (or both) have to pay electronically by auto-debit through erentpayment.com.

Amateurs or the poor I suppose think they have to negotiate any price on an investment to make it valuable to them, try buying a round lot (100 shares) of United Tech  or O'Reilly Auto  or 3M stock and see how your negotiation goes.

I don't know how it would work for someone who does not currently have home or auto insurance, but I can give you a list of companies I contacted who do offer landlord insurance here in NY if you're looking in NY.
