we are both hard workers and do very quality work, but we are both slightly add, so i think anything that would put us on a schedule and keep us on task would be beneficial.  

I use Zapier to to automate this task as well as to send my guests the initial welcome package info once I have received the signed contract.All other guest communication, follow up week before arrival, day after check in email, day before check out email etc.. is handled through the management software as well as scheduling my cleaners.I use hostfully digital guidebooks as well.  

Utah makes it pretty easy and gives you a checklist of tasks to complete as you apply (they even provide a link to get a Federal EIN).

And yes even in the nicest areas they do this..When the tenant is going to move in, one of the things we require is to show proof that they have switched the utilities before they give us the key.If they can not perform this simple task that should be a HUGE red flag down the road of how are they going to take care of your investment.Just my thoughts
