I'm an architect and work in the tech department of a giant construction management firm, think 1M sq ft industrial/commercial projects and the only thing I can guess that you are referring to is a 3d laser scan, which is way to cost prohibitive to do for flipping/remodeling.

You need to look at the fees as a percentage of the total cost (purchase and rehab) to understand what you are paying relative to the overall project.

It's not "Fix - and - Flip", It's "Buy - No Fix - Sell".I been having analysis paralysis, and in search of important information.

Shane:I would offer that there is insufficient free cashflow in the deal.If you must finance, or prefer to finance, the property than your analysis of the business has to account for that financing.  

Community banks in the area of the property are always a good place to start on small projects like this.

Yes, there will be some foreclosures from that side, but I just don't see it being anywhere near that projection.

At 2 million dollars this project would not make sense in regards to ROI for expected rental income.
