Self-showing lockboxes have undoubtedly been one of the most important tech improvements for SFR.Clearing this hurdle of showing in-person with leasing agents gave SFR aggregator/operators a little more confidence in their ability to lease.

Sounds like you're working with an agent, no worries, happy to still advise. 

Would have passed on this investment completely if I adhered to this arbitrary rule about getting your money back in three years.  

You'll get courted by agents, lenders, and course sellers.... but you can also learn a lot and make good connections.
