What's a fair amount, well that depends on what this is actually costing you in terms of actual expenses plus the time and hassle involved.

Talk to a bank and see how much money you can borrow.

You could be on the hook for a lot of money.

You make more and more money over time.

Or why is it even a part of real estate if it is considered illegal, I would like to get into real estate to one day fix and flip but I know that takes a lot of money that is why I am interested in whole sale since it is a way to make a good amount of money 

You're not a hard money lender (unless you are actually/legally one, then if you are I appologize). 

The biggest thing I would say is for you to come here and actually see the area and learn from others.

I'm leaning towards selling before I need to dump a bunch of money into the property, but I'm second guessing myself because I'm sitting at a 3.25% interest rate and cash flowing close to $1,000/month before reserves. 

Do not send any money to them.

I actually just purchased the second one in March as the owner needed out fast and I had a few other reasons that made it a good buy for me personally.
