I am just starting out and have noticed it is very hard to find accurate information when it comes to how much it costs to i.e. replace a roof, window replacement, getting plumbing reran, cost of dumpster rentals, etc.

It’s like gambling.

If the software is not simplifying your life or making you more accurate, you shouldn't use it.Software does have extremely helpful features like online payments, marketing syndication (click a button and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

Thanks for sharing anyway OP, you might just want to work on presenting both the pros and cons/ phrasing things in a bit more accurate and balanced way. 

I would want to house hack and just live in one side until I accured enough to buy another property and move out

Just be sure you know what you are really buying at that range (at any range really, but especially anyone advertising something in that one) and you know market fundamentals and such so you can make an accurate assessment of the deal.

However your ownership structure is quite accurate with what is usual, though I have seen sponsors achieve 30% split on heavy lift properties by not charging fees.

Get with someone you know who can actually give you accurate costs and then go above to protect yourself.

I would distribute the 25k if that itself is an accurate number (only you know that).
