Oh boy, I wish I was LESS qualified to give advice on this topic, but unfortunately I've dealt with shared sewer lines, unrecorded easements, etc. on at least 6 occasions (one of which I'm currently dealing with).

To be clear, I am not a tax professional, but I have discussed this topic with a bunch of them.

The items they inspect for are normal "good maintenance" topics. 

We also like to have a good mix of local speakers and panels, who usually either want to give back and while they don't have training or a course to sell, never the less they are there selling their services if they have one, or selling themselves as a person to bring deals to, a person to partner with, a person to lend to etc.Every month we try to have a different topic.

However, I'm unsure how the addition of an ADU would impact the appraised value.Do you have resources around this topic or know how appraisals are measured on ADUs, in CA, if know?
