The porch right now is a very dark stained wood against a white vinyl sided house.

There should be plenty in your neck of the woods and they may know of deals.

Whatever $$$ value gives you security against the potential damages (stained carpet, chewing on anything that's wood, even some people who let the dog urinate and defecate all over the house).

I am under contract to "purchase" a house in Harper Woods, MI. 3 bedroom, 1.5 bath, no basement, no garage, but it does have a family room addition off the back.

@Tom Wood In my experience there are very few contractors that are able to do all of the work associated with a flip in house and having them sub the project out on their own can be a nightmare at times.

I agree with Roy.

I used to buy all over but now have a smaller geographic area I deal in and can guess house values as well as anyone at this point in my neck of the woods.
