Just curious, I’m a big magazine fan (physical copies).

I have bought a few books and none of them work well at all because they are all talking about finding the buyer first and in my mind if I go about finding the buyer first, 1 its not with no money and, 2 I would just do a different strategy of investing if I was finding buyers first.

.- Buy a house / 4 plex, take one of the rooms / units, and rent out the rest- Family can just come and stay with the Nephew when needed. - Build out the equity on the house while living at reduced price (hopefully) due to charged rent.

Hey guys, excitedly i just completed my first wholesale deal(s) this week... but i quickly learned that there's a lot of communicating that needs to happen and coordination between the primary seller, the end buyer, and the title company.  

Just have to make sure the rent can cover the mortgage (this is where you assess rents in the area or ask your agent for rent comps).

I just don't think it's worth it, but that's my opinion. 

I say this let you know - while you absolutely can do it "on your own" these are just a few reasons ( mentioned above ) why folks hire managers - stress free!
