Your 3 year old cooktop is worth only about 1/3 of it's original purchase price, and it does not matter what the identical cooktop costs today.

The last time this happened to me it was because during lender review right before closing, apparently found they were still missing an employer verification form.

It could also be a case of where the adult has assumed their child's identity because their life/credit/arrest/conviction record is so bad they can not get by under their own name. 

I would like to get another HELOC, but I have recently become self employed so I don't have the income verification the big banks want to see.I have strong credit (750+ last I checked), cash reserves, and over $100k in home equity.  

You could contribute your $30k in savings towards the down payment and your friend could provide the necessary income verification to secure a loan.

North county generally has cheaper prices in safer neighborhoods, but Florissant specifically has cheap brick homes that rent at a great price.I work with a lot of investors who love the Florissant area, you'll notice that a lot of homes in that area are 3 bed 2 bath houses, and look pretty identical.

In addition to checking income, employment verification, criminal background and the tenant’s rental history / evictions we wanted to set a minimum standard credit score we would allow.

Probably an easier qualification on the DSCR side as well as no tax returns/income verification/DTI vs. what a lot of banks may require

Or just ask yourself, would you buy this an identical unit to yours that you weren't going to occupy for the same price?

@Tanh Truong, funds and syndications are nearly identical from a very high level, they are both LP investments.
