I'll add that when I represent a seller, I will vet the lender before accepting an offer.Many lenders (Quicken / Rocket mortgage are prime examples) will give out a "pre-approval" letter without having done anything more than run a credit report and asked the borrower a bunch of questions.Until the lender has reviewed bank statements, W2s, tax returns and pay stubs, that pre-approval isn't worth the paper it's printed on.
