Has anybody ever heard of a landlord losing everything he owns including his primary residence where his children are raised and his family getting kicked to the street because they didn't install a banister correctly or there was a fire because of an outlet was not wired properly?!

If the tenants use of your water is driving you crazy  why don't you  consider installing seperate water meters  or using  RUBS (is that what they call that water metering company ?).

It would be a nice gesture though it can get expensive as I am guessing it would have to be the type they install at the parks, more heavy duty.
