You have to deal with the excessive moisture issue (poor ventilation, chronic leaking).Outlets not working in the kitchen is also not a big deal as long it's not a sign of major wiring problems (old wiring, rodent damage, fire damage, etc.).A single busted pipe is also not a big issue assuming it's the only busted pipe and not a sign of other possible leaks due to poor winterizing.

In the summer it will be a bit more with the lawn care, and the winter a bit less. 

@Farakh Zaman I'm from the space coast area and I spend time in the area each winter.

I feel like where it is located, most of the winter it won't be accessible.

I'm debating because:1. if we don't, it will take longer to find a new renter for winter months 2. new renter is not a guarantee they will be better.Are we making it bigger deal than it needs to be?

We tried this at complex we had people wanted additional stg lockers when someone moved and then all it becomes is something else to check off when they vacate and track for payment,, I'd pick better battles.. designate locker per apartment and no loose items for storage other than bikes were our rules, bikes inside only during winter. 

What do you do for winter rentals in Newport?  

Kind of like Wisconsin in the winter gets a little cold.
