As someone who's looking for solid B-class break even property to just hold and appreciate, I'm confused why ATL barely gets mentioned here and other places online.

I would love to get into realestate but I have always been strapped for cash.

Chatting with local hosts will do wonders in terms of advice and insights. 

My only backup plan if I can't get verified funds is to assume the worst and to drop my counter offer even lower than my original due to the risk I would be taking on, and then when I do my in person inspection try and guess what rents are fair market for the empty units, and ask as many tenants as I can what they pay in rents monthly.

According to the FMR HUD for that zip code a property of this type should get somewhere around $1620 per month. 

I have a mix use building in CT. the ground floor tenant is a bar/restaurant that recently moved in. they got a $2M General liability insurance and is asking if that's enough. or if they should get an umbrella. the property is valued at around $700k, fyi. where can i read up on best practices for such a case?
