Looking for any input on financial institutions supportive and competitive with cash out refi's, banks/financial institutions easy to do business with on bank account side, business credit cards that provide the best "perks", financial institutions that provide lines of credit for a property management company and best app / software to help track and organize revenue / expenses.

You might save a lot of money in the long run and have a better chance at winning the deal.Grants are good, but tough to use these days unless maybe you want to buy in a more rural area where the competition is not as tough perhaps.Start saving as much cash as you can right now for a great down payment and appraisal shortfalls.Cash is king right now so gather as much as you can.

Under Section 535.20 of TREC rules, gifts of merchandise having a value of $50 or less do not count as valuable consideration.A bank gift card that can be converted to cash or credit or any amount of cash or credit toward rent owed are not allowed to be used as gifts to an unlicensed person in exchange for a referral, according to TREC.And some general info on finders fees:https://royallegalsolutions.co...

Two Part Questions:1) For those using rewards credit cards(business card) in the name of their LLC, have you opened them up for each LLC, or have you opened just one for a parent(management) LLC ?

Obviously, if you don't have a lot of lines of credit open then you should probably get a credit card and start using it for small purchases that you pay off monthly (so you don't pay the interest).

The only person winning on this deal may be the seller.The only thing that would change my mind is if the market lot rents are $700 per month and the park is located in downtown Austin.
