I have an investor-focused team at eXp, we suit that niche and we are nationwide with many agents in NJ.

I am a beginner investor, I started off house hacking but due to my occupation I had to move and now that is being used as a long term rental.

Wanting to move "immediately" is often code for "We are about to be kicked out / evicted from where we live, so we desperately need somewhere to go."  

The main issue is that we are way overdue for a correction in the real estate market cycle.

As someone with basic framing/DIY knowledge, this is something I would feel comfortable tackling over a long weekend and would only cost me around $500 in materials. 

Our focus will be long term buy and hold multi family units.

I'm particularly passionate about Long-Term Buy and Hold Investing.Outside of real estate, I enjoy Triathlon, Beer Runs and races, and pretty much any outdoor fitness type activity.Excited to learn and connect with you all! 

Is it because the rent ready’s are taking too long, or we have very little turnover.

Unfortunately, the process has been much slower than anticipated, and we are still not ready to list the property.Additionally, the costs have significantly exceeded our initial expectations, and the property manager has not been very responsive or clear about why this is happening.

I have only charged for the locks being changed on the property when the previous tenant moved out because she said it took too long to get the repairs done even though I told her what your plumber said about the floor being warped and I believe he was correct because it just seemed to me like foundation issues in certain spots that couldn't be helped and I did also charge for the steps being replaced  with 2 boards which probably measured about 6 ft in.lenghth $450.00 to be replaced  and painted because that was another tenant complaint and you told me to go ahead and fix it....I told you said that when we looked at the house when the tenants moved out he also didn't see any work that needed to be done to it...the only thing i saw was the rat droppings and the garage door issue that didn't work and the limbs down in the front and back yard which i requested to be removed.
