I understand this eliminates the "self sufficiency" test that the FHA requires for 3-4 units - which is great news. 

The training was real.. but as we know you can lead a horse to water but real estate is tough and as I state only 10 to MaYBE 20% can make it the rest just fade and or just buy rentals .. 

This would require you to each report your share of the activity (depreciation included) on your individual tax return according to ownership %. 

Also I would make sure they are insured and if the work requires a license, they carry proper licenses.

I bought the property for the residential units, but there are a couple small commercial units as well that the town requires are used for a commercial purpose.
