Having some experience with condotela we are just looking to fully understand how it works in this mkt and state; but also understand it will vary from complex to complex too so we shall see!

Cap rate will vary with 20 unit single owner/manager, larger 100+ corporate owned, part of town, amenities, etc.

Each page (property) had details of expenditures and a summary ‘property scorecard’ that summarized performance and expense categories.

Most PM companies in the area charged lease fees that varied if I remember correctly.

@Sebastian Garcia Triplexes (as well as quadruplexes) are not rare in Union City, I personally own two properties in the same units category in the town. 

Just have your client copy the schedule E expense categories into the first column and fill them in each month with a row on the top for rent collected.

Tax sale rules vary tremendously from state to state.

@Brooke TassoulIt probably varies by State, but I think sales tax is charged on everything if its a repair vice a capital improvement. 

I think it’s more common now to have properties with ADU’s per recent change in California legislature but need to know how each city treats ADU’s which varies across San Diego county.
