As far as using a heloc, it is a great way to pull out cash, but since it is essentially a monthly payment, it affects your bottom line.

So the only way I could refinance them using a conventional 30 year fannie mae and freddie mac loan would be to do quit claim deeds on all my titles, refinance, and then due a quit claim deed back to my LLC.

I've thought about using a HELOC as well but ONLY if I know I can pay it off within a few months as the interest rates are fairly high.
