There are so many lanes for success investing in real estate, it really comes down to your individual skills set.

Trying to gather a check list of what I'll need to be successful.

It sounds interesting but potentially cost prohibitive or not having a great return for the cost of the adu build.Do you have any examples or know of anyone that has purchased a sfh and built an adu successfully for cash flow?

I'd also like to connect with anyone doing Airbnb in the area successfully. 

I also had success calling major brokerages (cbre, marcus, cushman) and asking for brokers that specialize in NNN deals within the location I was looking at.

BiggerPockets is here to let everyone learn and become successful without the secretive feelings and high price tags attached.Also, short of doing a deal for someone, you can give them all the info in the world, but that doesn't mean others will have more competition.

I know maintaining 800+ is unrealistic and probably unnecessary in the investing arena. 

For example, management not treating tenants in an ethical way (not repairing air conditioning when they were supposed to, or not repairing plumbing or other major issues in a timely manner.)I've also heard some stories of success too, so I say be very cautious.
