My tenants were smart enough to read the required documentation and figured out that if they waited just a little bit longer to accept the offer, it would tick up to the payment triggered after they were tenants for two years.

And... is it different if the over-run was on a part of the rehab that was defined in the statement of work, versus if the contractor found a major unrelated problem like dry-rot or something?

Alternatively, I have thought about refinancing it and pulling cash out to invest, but doesn’t refinancing trigger a reassessment of property taxes?
