I'll do a quick calculation to see if the property is going to be worth going to look at using estimates for rehab.Calculation:Rental rateminustaxes: this will be on crsdata Ins: I usually calculate $1000-1100 for the yearMisc: 10% of rental incomeProperty manager: 1/2 1st months rent plus 10% of the next 11 months usually comes out to 12%Exp:Rental income: $750(property management: $100)(Taxes estim $900/12: $75)(Insurance: 1100/12: 91.66)This is variable it could be lower(misc repairs in future: $75)= $408.34 per month profit or $4900 a yearThis is a great profit if you get a house rent ready under $20K.Thats a 24.5% Cap rate.

inspector showed up 1 day & got red tagged, with a stop order, for no permit (my fault). we applied for the permit & 2 days later, i called the inspector to apologize & when would the permit be ready as my renters want to move in march 2nd but i said i can't until everything passes. he said it was fine, he spoke to my licensed electrician, & signed off for the permit. i asked if i could pick it up. he asked for my ph# & said he'd call me back.i then called the village clerk to ask about the status. she said, "it's here. come pay for it & pick it up."

You WILL have to file them once the property is placed available for rent.There really is not much you can do being that the property was not ready and available for rent.

Make sure that the credit card has no strings attached and doesn't cost more than $30 a year or so.Credit card companies use to just throw credit cards at students getting ready to graduate.
