I have no problems creating rapport with callers because I tend to be a people person--but I just have to hone the skill of knowing HOW to help callers along with that.  

When I used to practice law I would often see people that tried to do their own divorces to "save money on an attorney" and then didn't know the tricks of the trade that someone experienced would know and it would cost them tens of thousands of dollars over time

I have also realized that I don't have the time or skill to accomplish all the work.I posted an ad on craigslist to try to gain some useful contacts and the flood gates opened.

I have a friend who has the skills and talent to have his own business but he refuses to make the sacrifices and make the leap, instead I have to hear him complain about how he's making his boss thousands of dollars while his boss is away on vacation.

Prior to the webinar I mentioned, I had been self teaching myself to trade in the stock market, which wasn't going too bad.  

It's a great time to ply your trade and build your capital quickly in order to move from "hired" to "hiring."

If the equity margin is small or negative, the note should trade at a greater discount (and thus provide a greater yield) to reflect the additional risk level of the investment.

Obviously though this has a great deal to do again with your personal preferences, risk tolerance, and skill set.Good luck with whatever you decide.
