From speaking to others in town I do see an interest in / need  for 10,,000 - 12,000  sq ft units for industrial / warehouse sites for sale and for lease . almost like Industrial Mini Storeage space .The Bldg has 6 shipping / receiving Dock Doors along with a 14 ft wide drive up ramp that door is also 14 ft tall so you could literally drive a tractor trailer inside if need be My thinking !

I could find the guy's name, but it says he lives at the property, which he clearly does not.I asked our mailman if he knew about it, and he told me they moved to the next town up, and gave me a name that is not connected in any way to the house - said it was the guy's wife.

We have an office very conveniently located in our town (on Main St.) so it's no problem for the tenants to come in and pay rent at the front desk. 

We are in town for the Pitbull Conference that Friday and thought we would put this together.

I went to another town about 50 miles away, and hired a third attorney. 

He has 25 years in construction & does quick repair estimates for another female investor here in town.

What area of town is the property in?

I do think the property alone is worth 250 if not more being that it's ocean front and in a great neighborhood within walking distance to town and the beach etc.

Out of town investors sometimes these more rural areas require hefty deposits for utilities for the complex if you are not local.
