If you are building to sell, you should have all of that prepared in advance as part of the listing package.

I worry about the resets, yes, but we stress tested the deals to around 7-8% so we feel its a manageable risk.

Legalities around issues such as this are still being worked out but don’t be the test case.

I have no idea what sort of property it is, but $10k in the northern market would/could be a steal.Since its commercial, its probably best to work with an attorney that specializes in this and has the resources to properly prepare the appeal. 

Passing the test does not give you the chops to succeed.

If the situation is as you believe it to be, then I would prepare a short one page Quit Claim Deed and ask each of your Great Aunt's siblings to sign it.

Be prepared to be beat out on quite a few properties.
