I feel like if I would have done this to a prior tenant I would have lost in small claims for dishonest use of deposit and failure to act in a stepwise fashion (replace one section/attempt to clean first. 

Also, I'm thinking a furnished SFH may have value for month to month rentals with the corporate community in GR - I'm guessing there's low supply of corporate rentals in the city - might explore that as well.

ESS is making some headway there but only on the equipment supply and integration side...installers are still hard to vet!

It’s usually easier to buy small MF since large MF supply is more limited in certain markets.
