Realtors will provide the best deals to those who have the ability to close quickly without drama/issue.It's really a 2-way street and they will feel more comfortable with providing you deal opportunities after you prove yourself and do a deal or two with them.It took me awhile but I've now got 4 or 5 Realtors that me first crack at deals when they come up.

I am out the $800 he stole, plus another $480 he probably stole but I can't prove it, plus $600 for an investigator, plus a two week delay on finishing one of my fix and flips to deal with personnel issues related to this whole thing.

We have looked around a little bit for properties not far from U of H (with the idea of renting to students) and a lot of them are in some pretty rough neighborhoods.Nevertheless, you could be studying the local market for the next few months until you return, as well as making the contacts recommended above and learning all you can about REI.

The best move-in special is something that adds value to the apt too (i.e. a cutting board so they don't scuff up your counters or a ceiling fan installed in a room)- find somewhere else to advertise your rents (from another BP post I learned about rentlinx.com and it's a great tool I use every day)- do a resident referral program - give them money (that is less than the lowered-rent option over course of a year) for someone they refer who signs a 12-month lease- crazy tip but always have your rent prices end in a $9 - there's a lot of studies that support this and you get the most out of your rent as possibleAt the end of the day, if your rent is way higher than everything around you then you'll simply have to lower it.
