This can be stressful for a first-time investor going against a seasoned investor who sees a zipcode and buys within a few hours of it being sent to them. 

I have been having conversations with my wife about how to relieve some stress and I realized our personal debt has been my biggest issue.

The estimated rehab costs ballooned on us but because we had purchased the home at such a good price we didn't stress too much.

I eventually let the majority of the guys working for me go because that connection was dying and being replaced with stressed and upset customers.  

Unfortunately the 2 of them were stressed and one says he’s always nervous because the property is so far away.

The speculation of development in that market may, and I stress may, show higher returns but it is very labor intensive and you would likely be competing with established high performing firms already in the space.A post like the subject line in the will likely get a lot of attention and most will suggest their preferred method of investment from passive to active like the two methods you mentioned.

@Jonathan Greene the wholesaler is taking care of the whole seller side and the seller gets to walk away with no stress and the money they are promised.

It's stressful and scary for all of us but we're doing our best to negotiate peacefully and we have a solid investor to help fact check us.

Stress to them that you want to make this easy for them.
