Do not cut any cornets ti justify doing a project or to make something look better on paper.You might need to form some type of corporation or a LLC.  

Obviously I want to cut as many middle people out of the process.

We were in contact with her all the way up until an hour before we were supposed to meet her for a final walk through but when the appointment time came she never showed and cut off all communication and on top of that left the house completely trashed and with a bunch of belongings still in it.

If we tallied up the hours I suppose they may have owed me some back but I was happy they did a Rockstar job, worked through their mealtimes and cut out early for a long weekend.

I've personally tried to sell a property that was overpriced... the fact that the property had been listed over six times and had seen significant price cuts every time should have given me a clue.

Do not cut any corners to make something look better on paper but not physically.Do not try to do everything yourself.
